For tech professionals, move-up families, and buyers who want an urban west-end lifestyle with jobs, amenities and green space close by, Kanata is one of Ottawa’s most established markets. The trade-off is simple: it’s our most urban and highest-priced area, so you pay city prices, not rural-Valley prices. Here’s the honest picture.
The case for
What buyers love
- Canada’s largest tech park, so many jobs are a short commute, or none at all
- A wide choice of neighbourhoods and price points, from Beaverbrook to Kanata Lakes
- Strong public and Catholic schools, extensive parks and trails
- Its own town centre, big-box shopping, and the Canadian Tire Centre
- An established, liquid market that supports resale value
Be honest
The trade-offs
- Our highest-priced market, above the Valley towns and Stittsville
- Competition for the best homes in sought-after pockets
- Rush-hour traffic on the 417 and construction in the growing north end
- More urban and busier than the rural Valley, if that’s not what you want
Our verdict
If you want an established Ottawa city with tech jobs, a real downtown, pro sports and green space, and you’re comfortable at a higher price point than the Valley, Kanata is an excellent long-term buy. If you’re after rural character or the lowest entry price, one of the Valley towns may suit you better. We’ll give you the honest comparison for your budget and goals.
